Services included in our fees

Our fees are a 2% plus VAT on the price of the property you buy. When the investment is more than 300.000 €, we lower our percentage.

The idea is that you look for the property of your dreams by yourselves. Once you have found it, this is the moment you meet us.

CONVEYANCE


We visit the new property with you. Just to be able to advise you about the quality of the building, surroundings, problems that we think may arise, etc.

We study the price you intend to pay for it, and on this we also give our advice. If you wish, we will also try to lower the price with the seller. This at no extra cost.

We study with you the form of payment. We also study the taxes on this payment and inform you accordingly to save you as much money as possible.

We prepare the contract that has to be signed with the seller as a deposit.

We prepare and study all legal documentation in order to be sure everything is Ok, in the Town Hall, Register and Notary. We make sure there are no old debts on the property you intend to buy.

We make sure there are no old debts with the Community Owners, and with the Water and Electricity Companies.

We prepare all documents to sign Title Deeds at the Notary’s, and confirm it is duly Registered in your name. We are at the Notary’s with you when you sign just in case any problems may arise.

We prepare text for Spanish wills if you wish so.

We also arrange the Insurance for your new property with your own Company, according to your instructions.

MORTGAGES

Co-ordination with the lending Bank the signing of the Mortgage at the same time as the Title Deed.


NIE

Assistance with applying for NIE number.
