Fees & Services

No matter how complicated the purchase may become, or how much time I spend resolving any potential issues, there will be no surprises.

  • Apartment or terraced house purchase:
    My standard fee is 1% + VAT of the purchase price, with a minimum of €2,500 + 21% VAT.
  • Detached houses, land, or special properties:
    Fees are higher due to the additional legal work required (e.g. verifying plot size, legality of existing structures, coastal or rustic land issues). I will provide a custom quote for these cases. Minimum €3.500 + 21% VAT.
  • High-value properties: I’m open to adjusting the fee based on the specific circumstances and client needs.
  • Buying a plot and building:
    If you want our office to oversee the construction process, the fee will be agreed upon in advance.
  • If major legal issues arise and you decide not to proceed with the purchase:
    50% of the agreed fee will be invoiced.
  • Consultations (online or in-office):
    €120 + VAT
  • We provide advice on the property you wish to purchase, including construction quality, surroundings, potential issues, and pricing. We assess the price and, following your instructions, negotiate with the seller to reduce it if you wish so.
  • We review payment options with you and advise to help minimize costs.
  • We draft the initial deposit contract and ensure, whenever possible, that the deposit is held in a protected account.
  • We thoroughly review all legal documents to confirm everything is in order with the Town Hall, Cadastre, Land Registry, and Notary. We verify the absence of outstanding debts on the property. Any legal issues at this stage are resolved at no extra cost if that is possible.
  • We ensure there are no unpaid debts with the owners’ association, local council, or debts inscribed in the Registry. We also check the community meeting minutes for potential neighborhood issues.
  • We prepare all documentation for signing the Title Deed at the Notary’s office, confirm it will be properly registered in your name, and accompany you during the signing to provide translation and assistance.
  • We also prepare a Spanish will, typically stating your wish for your national law to govern your estate.

Additional Services

  • NIE Application:
    We assist you with obtaining your NIE number, offering expert guidance throughout the process. This step involves minimal cost and is compulsory for property purchases in Spain.
  • Architect’s Survey:
    If you wish to have the property professionally assessed, we help you to find a qualified architect or provide all necessary documentation to the architect of your choice.
  • Spanish Bank Account:
    We assist you in opening a Spanish bank account, which is required for purchasing property, paying taxes, and managing utilities
